Design Specification Description
Construction Design Specifications represents the first phase of our work. Our number one priority is to satisfy the client, which we've learned is most readily achieved by working closely with the architect and builder throughout this phase. As your design firm, we will guide you through the design process from computerized architectural drawings and conceptual renderings to the paint color specifications and cabinet designs. We manage each project in a more hands on way than most designers by visiting the jobsite to ensure proper installations and to meet with the subcontractors. As the project progresses, we issue updated drawings and schedules to both the client and the builder to assure clear communication. Our accurate written documentation allows a project to run smoothly and keeps each party involved well informed. The following is an outline of our new construction design specification services.

Furnishings Selections
The furnishings selections for your residence require different levels of coordination between you and the designers, depending on how you would like to use our help. We can simply make your furnishings selections and present them to you for approval, or we can travel with you to various furnishings markets to help you hand select your choices. While we are more than qualified to guide you in special purchases of antiques or custom pieces, we also know how to help you find ways to get a great look for less. Knowing when and where to use your budget to create a custom designed look for you is what we do best. We pride ourselves on staying current on the latest fabrics and furnishings as well as searching for hidden sources for the one of a kind family heirloom. Once your selections are approved, Lawler-Isco Interior Design is responsible for the ordering, expediting, coordinating, shipping, storage and installation of your goods. Furnishings Selections
- Select furniture pieces including fabrics and finishes and present to client for approval
- See that fabrics and styles create the wanted effect through out the residence
- Help client to maintain furnishing budgets
- Use clients' existing furniture where appropriate and coordinate any needed changes
- Ordering, tracking, shipping and installation of all furnishings into the residence
Window Treatments
- Sketches and pictures to indicate style and construction of the draperies
- Fabrics and trimmings selections
- Consideration for sun control needs, including shutters and shades
- Full coordination with the drapery workroom from time of quotes to installation
Bedding
- Selections of all needed bedding including mattresses, linens and decorative coverings
- Sketches and pictures to indicate style of custom design
- Coordination with workroom from time of quote to installation
Art, Accessories, Plants and Rugs
- Selection with client of all art and framing details
- Implementation of existing art into the home
- Locating and hanging all art at installation
- Shopping for new accessories and placing both new and existing accessories into residence Specification and location of live or silk plants
- Selection of area rugs, both ready made and custom

At Lawler-Isco Interior Design, we've worked hard to assemble the best and the brightest of the new generation of interior designers, interior architectural detailers, expediters and support staff. We as a team have taken all the best ideas and processes from our previous experiences and made them even better. What this means to you, as the client and your builder, is that we have the information you need to move forward on the jobsite to you well before you need it. The information is concise and easy to understand. We walk the jobsite with your builder and your subcontractors to make sure that any questions or concerns are handled efficiently and in everyone's best interest. Educating the client is a very important and unique part of our design process. An aware client makes faster decisions that stick, therefore cutting down on the need for costly change orders or delays. This allows our projects to finish on time. Our clients like the process, are thrilled with their homes and by the end of the project, still love their designers and builder.

About Suzanna Lawler-Isco
Suzanna Lawler-Isco, Principal designer of Lawler-Isco Interior Design has over 8 years of experience in the design industry, 6 of which have been in Central Florida. She graduated with a four year Interior Design degree from the University of Southern Mississippi including extended studies in London, Paris, Rome and Venice. Suzanna has pasted the NCIDQ in the state of Florida and is a professional member of ASID. She has work experience from some of the most reputable design firms in the Central Florida area such as Montanna and Associates and Beasley and Henley and has gained a vast knowledge of architectural detailing, construction, color schemes, and textiles. Since opening her own firm in 2003, the team Suzanna has assembled won top honors in a design competition held by the Vue on Lake Eola in Downtown Orlando. Her main goal is to design residences that are truly customized to fit the client's personality and needs with a unique sense of style that only an talented professional can easily execute.
